1     CORPORATE HISTORY

1.1    Population explosion
Because of “population explosion” and “over concentration” of people in cities, especially in Africa it was imperative to have a radical approach in planning in order to adjust to demands on City and Urban planning. The one-stand one-building approach became outdated because the need was not “buildings only” but “new cities” to accommodate the masses and their pressing demands on facilities

1.2    Launching Pad
This lead to the formation of SOSQUAL (PTY) LTD , in 1976, as a launching pad for new approach in planning. Dr vd Berg saw the need for studies to obtain principles in planning for the new approach in the City fibre. This gave birth to the Market studies and the New Retail Lake City studies. Application of the findings can be found in the 20 year old, internationally known Centurion Lake City (previously Verwoerdburg), close to Pretoria, South Africa.

The forming of the Consortium QUALPLAN with all related building professions in 1992 gave a further boost to the rendering of a holistic service to development.

1.3    Funding of projects
The other very real need was funding and independency regarding funders and the recruitment of them. The first international recruitment took place in 1976 when Dr vd Berg went to France and negotiated with the President of the International Export Society of France, while staying in his castle in Chase’ in the south of France. In 1992 Dr vd Berg launched applications for funding with Dr J P Bailey in Forth worth Texas. In 1998 Mr Wolfgang Winter (our Austrian Partner) to the European Trader Mr Peter Witkamp.

Dr vd Berg’s association with the ex President of the SA Reserve bank, Dr TW de Jongh and his Son Mr Piet de Jongh  is from 1973.

In 1999 Dr vd Berg and his Administrative Director recruited funding for schools in South Africa, via the Embassy of Holland and completed the schools.

1.4    Market impact city planning
Some of the very important facts in the whole planning scenario is the making of an International statement that could draw Tourism and the very healthy income from this as well as placing the New City on the international map. For this the need developed to form a “one-stop, turn-key” professional team that includes the total building team. This would eliminate all uncertainty in terms of price, progress and project management. Qualplan Consortium was formed to include the total building team and to give a data bank of high quality development professionals  that could access development potential quickly.

Without property as part of such professional group the solid basis for development did fall short. Small Holdings Ltd was approached and all the properties as subsidiaries to Small Holdings Ltd  gave the new basis for this new drive.

All the players in place gave the basis for “New Planning approach”.  The challenge to meet the pressing demands on the ever sprawling city commodities could be met in the Lake City planning and planning could be based and controlled on the high level knowledge of professionalism.
